312' frontage on Beadles Cove, Lake Champlain with 3 acre parcel

Septic permit & design in place for new 4 bedroom house.

Gorgeous views of the Lake, Mt. Defiance and surrounding farmland.

The lot faces west looking across the cove and lake toward historic Fort Ticonderoga ,
Mount
Defiance and Mt. Independence . This area played a critical role in shaping the outcome of the
French and Indian War in the 1750s and later in the American Revolution in the 1770s and 1780s.
Famous battles here including the English, Americans, French and native Indians shaped the future of our country. Legendary commanders including General George Washington, Robert Rogers and the Rangers, The Black Watch, Montcalm, Ethan Allen and the Green Mountain Boys, Abercrombie, Benedict Arnold, Anthony Wayne, and John Burgoyne, to name but a few, were at Fort Ticonderoga.
The area is rich in history and in the summer it is common to hear the fife and drums and occasional
canon shot from the Fort. The area today looks much as it did then.

Surveyed and partially cleared
with two buildings from old Vermont homestead still present.

Tri-Town Water on site & roadside power.

The lot is located on Beadles Cove and
is easily accessible by small boat. The Cove is home to many species of fish and wildlife including bass, pike and perch and migrating waterfowl including ducks, geese and blue heron, to name but a few.
During the summer most shore frontage below the Crown Point ridge, including this lot, has significant weed growth which limits access. The weed growth can be cleared - as shown here - by the Lake Champlain Restoration Association's state of the art weed harvesting equipment. The channel in these pictures was cleared in 2 1/2 hours by the association for a fee of approximately $300.00. The Association requires lake front owners to be a member to be eligible to have the service performed. The annual membership in 2007 is $25.00. The Association offers multiple cutting discounts in order to reduce the cost further so landowners can maintain a clear and navigable channel throughout the summer. Beadles Cove does have old R.R. pilings across the front of the Bay which limit access by larger vessels. Most small boats, however, are able to access the Lake from the Cove as witnessed by the State Fishing access that is also in the Cove.
